The primary purpose of the Sr Project Manager position is to represent Facilities Planning, Design and Construction while providing project management expertise in management of one or more assigned projects. Under minimal direction, independently manages complex major capital facility projects. Possess an extensive knowledge of construction processes, product application and building/infrastructure component assembly. Demonstrate broad project management skills in the management of integration/coordination of project elements, delegation of activities in the management of stakeholders, scope management, time management, cost management, quality assurance, managing changes priorities and communication management in generation, collection, dissemination, storage and ultimate disposition of project information. Assures compliance with, and adheres to, current institutional and industry standards.
ESSENTIAL FUNCTIONS OF THE ROLE
Functions as a leader in maintaining effective strategic relationships with system, facility and project stakeholders.
Coordinates all consultants involved in the planning, design, and construction process by assigning tasks and providing guidance for specific functions.
Manage the key projects aspects of scope, budget, schedule, and project contract compliance.
Ensure that projects are successfully completed on schedule, within the approved budget and in accordance with applicable quality standards and design guidelines of BSW.
Guide and manage the Project Team (customers, General Contractor/Construction manager; Consultants; Facilities, Planning, Design & Construction internal resources and Facilities Management Division groups) to yield productive actions through conflict management and use of good written and verbal communication to ensure a successful project completion.
Manage contractual compliance and relationships for the assigned projects. Defines & implements contractual and financial strategies to ensure the work aligns with the applicable BSWH Master Service Agreement.
Develops and manages project documentation, record keeping, financial and activity status reports that are accurate, up-to-date, clear and complete in support of the decision making, issue solving and informing processes of a project.
Develops conceptual plans and budgets for facilities projects to support fiscal decision-making.
Monitors and facilitates resolution of construction contract disputes and claims.
Coordinates with facility occupants and assists the move-in to new facilities.
May prepare or participate in the presentation of project reports and status to executive leadership.
Review and analyze change order requests for merit and cost reasonableness.
Conducts pre-construction meetings, reviews bids, and recommends award of contract.
Ensure safety risk assessment, environmental health, and infection control policies (HMC), as applicable, are adhered to by design professionals and construction contractors.
Introduce new ideas and methods to manage projects more efficiently.
Receives pay requests from professional consultants and contractors and approves for payment.
Tracks project budget, status and key issues using the department project management software tools.
Performs other job-related duties as assigned.

General knowledge of negotiated bids, hard bids and GMP processes.
Study job specifications to determine appropriate construction methods.
Prepare contracts or negotiate revisions to contractual agreements with architects, consultants, solutions, conclusions or approaches to problems.
Must be able to use logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems.
Ability to understand the implications of new information for both current and future problem-solving and decision-making.
Must be able to consider the relative costs and benefits of potential actions to choose the most appropriate one.

Ability to understand numbers, fractions, and basic math functions regarding construction (measurement and takeoffs), as well as the ability to communicate efficiently.
