Position Summary:
Under the direction of the Assistant Director and/or Director of Facilities Management, shall on their assigned shift be responsible for the proper operations of the boilers and all related auxiliary equipment, including heating, ventilating, cooling and conditioning units, and emergency generating equipment.Also performs general building maintenance to includeplumbing, electrical, refrigeration, mechanical repairs, and general building maintenance.
Primary (Essential) Duties:
Repairs, replaces, and trouble-shoots sockets, plugs, fuses, insulation, and other simple elements of electrical systems, fixtures, appliances, and equipment.
Makes electrical repairs on motors, switches, lights, receptacles, & and/all equipment common to a hospital.
Replaces toilet seats. Repairs any stoppages, breaks, leaks, etc., in waste lines, water lines, vents, steam and/or return lines. Plunges toilets and rods sewers and waste lines.
Repairs and installs plumbing fixtures such as: wash basins, sinks, toilets, valves, faucets, water heating water piping, steam lines and waste lines.
Inspects, repairs or replaces defective parts on dietary equipment, such as: steam kettles, dishwashers, stoves, and various refrigeration equipment.
Removes, inspects, repacks, repairs and realigns pumps, i.e., sump pumps, boiler feed pumps, water pumps, etc., as needed.8.
Services and repairs exhaust and supply fans. Grease fan motors.
Replaces fan belts or adjusts as necessary.
Checks pump and motor operation in various areas of hospital complex.
Performs filter changes in air handling equipment and cleans electronic filters.
Operates computerized energy management and fire alarm systems to control HVAC controls to ensure efficient operation.
Adjusts, repairs, and trouble-shoots pneumatic HVAC controls as needed.
Performs necessary cleaning to maintain all mechanical spaces, work areas, and shop to high degree of cleanliness and order.
Performs routine preventive maintenance on all equipment throughout the building including oiling, greasing, cleaning filters, repacking of valves, and cleaning of equipment, providing written documentation of items completed.
Troubleshoots malfunctioning equipment and make necessary repairs.
Be particularly alert for FIRE and SAFETY hazards in all areas.
Reports in daily log any unusual equipment condition encountered, and it's location.
Secondary Duties:
Assists the electrician with trouble-shooting and necessary repairs as well as installation of new service or projects as needed.
Required to make electrical tests on all equipment, such as leakage tests, volt-ohm readings, amp readings.
Replaces fuses and resets circuit breakers.
Checks all lighting in and around the hospital buildings on a regular basis.
Replaces bulbs as needed and/or makes necessary repairs to fixtures; repairs various types of electrical cords as needed; cleans fixtures on a regular basis.
Routinely runs generators under load for monthly testing and power failures.
Assists the carpenter with the installation & repair of doors, windows, screens, locks, etc., as needed.
Installs signs, plaques, bulletin boards, pictures, etc., as requested.
Picks up various supplies, parts, and building materials and delivers to appropriate location as required.
Cleans, inspects and repairs medical gas lines and outlets.
Inspects, maintains, and repairs traps and strainers.
Maintains floor machines and other housekeeping equipment.
Solders, brazes and welds material.
Checks humidity on air handling systems.
Checks draft gauges on air handling systems.
Performs minor maintenance on sterilizers.
Repairs fire doors. Installs locks in doors.
Repairs patient call lights and intercom systems.
Performs compactor repairs.
Performs minor roof repairs.
Performs snow and ice removal as needed.
Paints equipment and color codes pipes and valves as assigned.
Collateral duties as security patrol may be assigned to maintenance mechanics to be carried out during the routine inspection of the plant associated mechanical rooms, and the building.
Moves equipment and furniture as needed.
Be alert to prevent theft, vandalism, or illegal entry to the premises.
If called upon by the Nursing Supervisor, may be requested to assist in controlling inebriated or unruly persons in the hospital, and escorting patients, visitors, and hospital personnel as needed.
Immediately report any unusual conditions to the night supervisor.
Attends mandatory updates on an annual basis.
Reviews Maintenance Department policy and procedures manual & Disaster Manual on an annual basis.

Qualifications
Required:
High School diploma or GED
Ability to read and write, follow oral instructions and record accurately information in logbooks.
Able to work alone with minimum supervision
Preferred:
State of Idaho ?HVC Journeyman? license preferred.
Some type of vocational or related trade school diploma, or two years previous experience in maintenance and repair, or four-year apprenticeship in related field preferred.
