We are currently seeking a Facilities MCP Real Estate Senior Director to join our team. This full time role will work days and non-site.
Purpose of this position: As the Facilities MCP Real Estate Senior Director in the healthcare sector, you will lead strategic initiatives to optimize our organization's physical infrastructure. This multifaceted role encompasses overseeing facility management, real estate management, and campus planning. Your expertise will be critical in ensuring that our facilities support the delivery of high-quality healthcare services while aligning with our long-term strategic objectives.
RESPONSIBILITIES:
Key Responsibilities:
Strategic Facilities Management: Develop and execute comprehensive strategies for managing and maintaining healthcare facilities to ensure optimal functionality, safety, and compliance. Collaborate with cross-functional teams to align facility management initiatives with organizational goals
Real Estate Acquisition and Management: Lead efforts to identify, evaluate, and acquire real estate properties that support the organization's growth and strategic objectives. Negotiate lease agreements, acquisitions, and sales transactions while ensuring compliance with regulatory requirements and financial feasibility
Campus Planning and Development: Oversee the planning, design, and development of healthcare campuses to support future expansion and optimization of services. Coordinate with architects, engineers, and construction teams to execute capital projects that enhance patient care delivery and operational efficiency
Financial Management: Develop and manage budgets for facility operations, real estate transactions, and capital projects. Monitor expenses, analyze financial performance, and identify opportunities for cost savings and revenue generation
Compliance and Regulatory Oversight: Ensure that facilities and real estate transactions comply with healthcare regulations, zoning ordinances, building codes, and environmental standards. Conduct regular audits and inspections to maintain compliance and mitigate risks. Responsible for all compliance with The Joint Commission Environment of Care Standards; EC 5.0 Life Safety; EC 7.0 Utilities Management & Physical Environment; EC 8.0 Construction
Oversee all Code Compliance – Federal, State, and local codes including but not limited to, NFPA, Health, FAA, OSHA, NRC, IBC, IFC, NEC
Stakeholder Engagement: Build and maintain relationships with internal stakeholders, including executive leadership, clinical departments, and administrative teams, to understand their facility needs and priorities. Collaborate with external partners, such as government agencies, contractors, and community organizations, to support organizational objectives
Sustainability Initiatives: Champion sustainability initiatives to reduce environmental impact and promote energy efficiency across healthcare facilities. Implement green building practices, waste reduction strategies, and renewable energy solutions to support environmental stewardship
Leadership and Team Management: Recruit, develop, and mentor a high-performing team of facilities managers, real estate professionals, and campus planners. Foster a culture of collaboration, innovation, and continuous improvement to achieve departmental goals
High-level participates in the Hospital Emergency Incident Command System
Project Development and Management:
Oversee all Life Safety and Regulatory processes to all 155+ outside contractors and vendors
Hires all outside consultant contracts and monitors consultant performance as related to project development and implementation
Coordinate development, review, and approval of schematic, design, & construction documents in the area of architectural program requirements, project design, and construction contract documents to ensure satisfaction of program and quality requirements
Manages and evaluates construction-related bids and makes recommendations for contract awards
Manage all major and minor project funding; consultant's statements for services, certificates of payment, authorized for change, and change orders and other contract sums
Monitor construction, advise consultants, and inform user department(s) of changes affecting quality, completion date, and cost
Review inspection, testing, and other construction reports
Assist in the preparation of the Hennepin County Capital Improvement and Asset Preservation programs
Administer consultant contracts related to space and project development activities including architectural and schematic design work
Preparation of project descriptions and budgets for capital improvement projects
Manage and provide technical services on mechanical/electrical engineering projects and/or related services
Oversee the development and review of mechanical/electrical systems, program requirements, project design, and construction contract documents to ensure satisfaction of program and quality requirements
Prepare summaries of project status, coordinate final completion and assist in development and execution of punch list items and final inspection
Coordinate selection, purchase, delivery and installation of furnishings and equipment
Assist in developing feasibility studies, cost studies and technical specifications for design, operation or maintenance modifications of facilities
Manages and responsible for all interior design projects for facilities; provides technical services and administers consultant contracts related to interior development
Establish standards of quality for interior materials, finishes, furnishing and related
Oversee all maintenance programs for asbestos, mold, lead, and any other health & safety issues required by state and federal mandates
Oversee abatement and review reports
Maintain the inspection and identification of asbestos and lead containing materials in HCMC; develop and maintain database of locations
Manage all aspects of environmental and health & safety requirements for the department

QUALIFICATIONS:
Minimum Qualifications:
Must have a Four (4) year degree from an accredited college or university in the field of Architecture, Business Administration, Mechanical and/or Electrical Engineering
Ten (10) plus years as a Director of Facilities in a Healthcare or Industrial organization
Preferred Qualifications:
Relevant professional certifications (e.g., CFM, LEED AP, PMP) are desirable
Knowledge/ Skills/ Abilities:
Must have an understanding of Regulatory Codes and Compliances
Must be a member of NFPA Life Safety Healthcare Organization and a member of the International Facility Management Association
Proficiency in financial analysis, budgeting, and strategic planning
